A surprisingly goodtime for real estate

During back-to-school time, most of us moms are in the mode of getting pencils and backpacks. But don’t put your real estate goals on hold: late summer and early fall can be one of the most strategic times to buy, sell or invest.


For buyers

There are numerous upsides to this time of year. For instance, many potential buyers have waited for years for rates to go back down, even though we won’t see 3% interest rates anytime soon.


In terms of competition, while we still see multiple offers in the lower price ranges or with unique properties, we have fewer buyers actively shopping. That means you may find fewer multiple-offer situations and have more room to negotiate.


We also get motivated sellers who listed in spring or early summer, and are now eager to move before the holidays, creating opportunities for buyers.


A better look at the home: In the warmer months, the inspectors can test the AC units to ensure that they are operable. Cooler mornings and changing weather can reveal important details about a property’s insulation, heating system, drainage, and overall condition.


My tips for buyers

Do yourself a favor and get pre-approved before you start touring homes. When you find “the one,” you’ll be ready to act instead of scrambling for paperwork. Sellers appreciate knowing a buyer is qualified and ready to move forward, which can also make your offer more attractive. And don’t limit yourself to only one neighborhood — sometimes the perfect home is just a short drive beyond the neighborhood you first had in mind.


For sellers

There is much more inventory, so you need to stand out. Boost your curb appeal by keeping entryways welcoming, grass mowed, leaves raked, gutters cleaned, etc. Buyers look at the front porch before walking into the home, so this should be clutter- and cobweb-free. Inside, create a cozy atmosphere with warm lighting, comfortable temperatures, and a clean, uncluttered space.


Investing in professional photography is worth it. Make sure your Real Estate Agent uses an experienced photographer to take the listing photos.


As a seller this time of year, price your home strategically. A well-priced home attracts serious interest and often leads to stronger results.


My tip for sellers

Decluttering and deep cleaning will help your spaces feel larger. Buyers should be able to imagine themselves living in your home the moment they walk through the door.
